Architectural Review Committee (ARC)

Help maintain the integrity of our community

An ARC form must be submitted to the Architectural Review Committee and approved by the Villas Board before making any exterior additions or alterations to your villa or adjacent yard. This ensures all modifications are structurally sound and comply with neighborhood guidelines.

ARC Form Procedure

Please follow these steps to submit an ARC form for approval before beginning any exterior work on your villa.

  1. Complete the ARC Form:
    Use the link on this page to download and complete your ARC form. 
     

  2. Submit the Form:
    If mailing, print 3 copies of your form. Save one copy for your records, and send two copies of your completed ARC form, along with any supporting documentation, to the Villas of Wedgewood Townhouse Association Architectural Review Committee, P.O. Box 1657, Crystal Lake, IL 60039-1657.

    If emailing, send your completed ARC form along with supporting documentation to board@vwta.org. Please remember to save a copy of your completed form for your records.
     

  3. Review Process:
    Once your form is received, the Architectural Review Committee will review and process your request.
     

  4. Board Review:
    After committee review, your ARC request will be forwarded to the Villas Board for a final decision.
     

  5. Notification:
    Please allow 7 to 10 business days for ARC requests to be reviewed and processed. Once a decision has been made, the ARC Chairman will notify you of the status of your request.

Making Any Structural Changes?

If your project involves structural changes, you must submit TWO ARC forms: One to the Villas Board and one to the Wedgewood Association Master Board (Northwest Property Management).

Supporting Documentation

Be sure to include all necessary documentation with your ARC form, such as landscaping plans, survey plats, architectural drawings, and vendor proof of insurance to avoid delays.

When in Doubt,
Submit an ARC Form.

An ARC form is required for any exterior project. This includes roof heat tape, landscaping and mulch, windows, garage and storm doors, mailboxes, satellite dishes, temporary dumpsters, PODs on driveways, estate sales, and more.

Privacy Fences

Before replacing or installing a privacy fence in the rear of your villa, an ARC form must be submitted and approved by the Villas Board.

Mailbox Repairs

Villa owners are responsible for repairing their individual mailboxes. Once an ARC form is submitted and approved, repair parts may be ordered directly from the manufacturer.
